Das Kronenhaus
The Kronenhaus takes its name from the Apotheke zur Kaiserkrone (Pharmacy to the Imperial Crown), which enjoys renown in Vienna and beyond. The Apotheke zur Kaiserkrone has been resident in the building for more than a century and is the largest pharmacy in Austria. The Kronenhaus was built between Vienna’s Ring boulevard and Gürtel (Beltway) in 1870. It is a typical building of the Viennese Wilhelminian style and boasts a beautiful structured façade.
As a result of the conversion and extension into a hotel and retail building, the façade is restructured rich in detail and will be greatly enhanced by having its originally high-quality, elegant entrance restored. The Kronenhaus will regain its former splendour, creating an additional hotel and shopping highlight on the Mariahilfer Strasse.
THE concept
With hotel space of more than 4,200 sqm on six levels and 100 rooms, the utilisation concept of the Kronenhaus will be completely new. The entrance will be fully refurbished, with careful integration of the elaborately structured Gründerzeit façade.

The project site is currently occupied by a vacant building, which is designated for conversion into a mixed-use development. The total net space of the planned hotel component is about 4,230 sqm, whereas the retail outlets foresee to occupy about 500 sqm. The development foresees to inherit a restaurant with a garden spreading on about 500 sqm and a pharmacy on about 200 sqm. The total net size of the various areas amounts to about 5,260 sqm and equals a gross floor area of about 6,400 sqm.

The project foresees 100 rooms ranging in size from about 17 to 22 sqm (excluding bathrooms), distributed on six floors. (level 0 i.e. ground floor to level six i.e. rooftop level)
Due to the location next to Wien Westbahnhof and the vicinity to the city centre, the project site is attractive for business guests, individual tourists as well as conference/seminar attendees. Moreover, it might also be perceived advantageous by fair/congress attendees, participants of incentives, group tourists and long-stay guests mainly based on its location as well as its proximity to various shopping and food and beverage outlets on Mariahilfer Strasse.
The area can be characterised as mainly residential, featuring excellent infrastructure and offering lifestyle and hip shopping outlets as well as a large variety of food and beverage facilities.

The project site is located at Mariahilfer Strasse 110 in the seventh district, one of the main shopping streets of Vienna. The area offers various food and beverage and entertainment facilities. The attractivity of Mariahilfer Strasse improved strongly within the last years by the abatement of traffic. The performed measures transformed the high street into a pedestrian-friendly shopping area. Adjacent to Mariahilfer Strasse, two bohemian residential neighbourhoods are situated (i.e. Neubau and Mariahilf). Both districts offer a lively, creative subculture with a high representation of small boutiques and restaurants.
On average, 75,000 people visit the Mariahilfer Strasse each day, making it one of Europe’s most frequented shopping streets. It has become a lively focal point of Vienna.
